Northlight Capital Partners signs office lease at 64 Wall St.

NORWALK, Conn. – Northlight Capital Partners, a real estate debt and equity investment manager, has located its office at 64 Wall Street in downtown Norwalk.

The move represents the success of the company in raising its latest institutional fund to invest in distressed commercial mortgage loans and real estate owned properties and portfolios held by banks and non-bank financial institutions, according to a press release from Austin McGuire Real Estate Advisors, the company that negotiated the deal.

“There is so much new growth occurring in downtown Norwalk that we decided to locate front and center on Wall Street,” said Ben Gerig, the fund’s managing member. The area is centrally located in Fairfield

County with easy access to the train station and the 95/7 intersection. Gerig was originally attracted to the scalable offices with tall ceilings and windows, and exposed brick. The Pre-World War II office building was gutted and restored in 2000 with state-of-the-art lighting, data, elevator, and sprinkler system.

There are already several restaurants within walking distance on the street, and several new retail and multifamily developments are under construction or planned for the neighborhood.

More than 700 residential units are scheduled to come on line in the next three years. The historic Globe Theater is undergoing a restoration; and, in addition to the Garden Cinema, there will be a trendy, contemporary upscale iPic theater in the new Waypointe development down the street. With the new street design proposed by the Mayor’s economic commission, the area will see several new retailers choosing Wall Street as well.

Already, the street has heavy pedestrian traffic, and there is demand for a number of village-type uses that could be filled by new tenants, according to the press release.

    How many employees will they have just curious?

    Right now I believe they have 3 employees with plans to grow to 6-8 employees.
